The taxpayers of Cascade Charter Township are hereby notified that the Board of Review shall meet at the Cascade Charter Township Hall located at
5920 Tahoe Dr. SE, Grand Rapids, MI 49546, beginning at
10 a.m. March 5, 2024 with its organizational session, reviewing the 2024 Cascade Charter Township Assessment Rolls.
The Board will hear appeals of the 2024 assessments, taxable values, and classifications on
MONDAY, MARCH 11, 2024 and TUESDAY, MARCH 12, 2024
Appointments will begin on March 11, 2024 at 1 p.m.; and March 12, 2024 at 9 a.m. Additional days may be added as needed to hear those who have called for appointments by March 11, 2024. Appointments may be made by calling (616) 949-6176 starting March 1, 2024. Non-residents may appeal by letter. Letter appeals must be received no later than the adjournment of the March Board of Review, currently scheduled to adjourn March 12, 2024 at 5 p.m. Residents may appear in person or by representative. All appellants must complete an appeal form 618/L-4035, Petition to the Board of Review, for each parcel prior to their hearing. Forms are available on the Forms page of the website.
Property records are available online at www.cascadetwp.com or you may stop in at the township hall office Monday – Friday, 8 a.m. – 5 p.m., to review your record in person with the assessing team.
Taxable Value: Tax bills will be calculated on the Taxable Value of all properties in accordance with “Proposal A” of 1994. Taxable Value is the lesser of the State Equalized Value or “capped value” (determined by multiplying the previous year’s taxable value less losses by the capped inflation rate of 1.05, plus any additions). Property ownership transfers result in the setting of the Taxable Value equal to the State Equalized Value in the following tax year.
Property Ratios and Factors: In accordance with Act 165 of the Public Acts of 1971, the current Analysis for Equalized Valuation submitted to Kent County indicates a ratio of assessed to true cash value of fifty percent (50%) for all classes. Based upon this, it is estimated that the assessment equalization factor for 2024 will be 1.0000 for all classes.
